July 2026 North Georgia Real Estate Market Update
As we step into a July across North Georgia, the real estate market is showing clear signs of a shift toward more balanced conditions for buyers and sellers alike.
June brought a notable increase in housing inventory year-over-year: Alpharetta saw inventory rise 22%, Forsyth County saw inventory rise by 14%, and Cherokee County jumped 13% ! This welcome growth in supply is giving buyers more options and creating healthy competition among sellers—something we haven’t seen consistently in recent years.
At the same time, median sales prices across the region are trending downward by an average of 6% year over year, reflecting a market that is gradually cooling from the rapid appreciation of prior years. For buyers, this means improved affordability and more negotiating power. For sellers, strategic pricing and presentation remain key to standing out in a market with more choices.
